What is ComFree?

What does "ComFree" stand for?

ComFree stands for "Commission-Free" so when a house sells through ComFree, the owner keeps all their money in their own pocket rather than paying the high cost of a commissioned real estate agent.

Agents say they can get a higher price for my home, is this true?

If this statement were true, then think about it from a buyer's perspective; if homes sell for more money through a real estate agent, why would I want to buy one? This would mean if I use an agent to buy a home, I'm paying more for the home than it is worth. The bottom line is, a home is only worth what the market is willing to pay for it, whether it is sold through the mls or ComFree.

Why should I sell through ComFree rather than through a real estate agent?

Selling your home privately has numerous advantages. The most obvious being that you don't have to pay the high cost of a commissioned real estate agent. Along with the financial benefits, this also gives you a competitive advantage over homes listed with agents simply because it allows you to price your home marginally lower than if you are having to factor in, for example, $10,000 commission into the price. A similar home in your neighborhood will need to be priced higher to hopefully recoup some of those commissions, so if you can price your home $3,000-$5,000 less, you will sell faster, while still netting more money in your pocket. In fact, a study done by NFO World group surveyed hundreds of agents representing sellers and people who sold their homes privately. Among its findings, two things were found:
1. When they sold their home privately they made more money on the sale.
2. And they sold their home three weeks sooner!

What is the process to get my home listed on ComFree?

Call our office 7-day/week to have any of your questions answered. Once you have decided to list your home with ComFree, a consultant will be sent to the home to take room dimensions, photograph inside and out, and take down features of each room in the house. We will then do a detailed write-up, create your web page, print your highlight sheets and install your sign on the front lawn, and have you published in the next edition of our magazine.

When is payment due?

Payment is due upon the first appointment. All of our work is done up front and that is why payment is taken upfront. Your advertising is then good until your home sells.

How do I know what to ask for my home? Does ComFree offer "Free Market Evaluations"?

Everyone has heard of agents offering "Free Market Evaluations." Don't mistake this for an "appraisal". Please remember that most agents are not licensed appraisers. Agents may offer "Free Market Evaluations" as a secondary service for their primary business of securing a listing.

However, an appraiser's primary business is to provide an independent and unbiased market value that is not coloured by the pressures of earning a commission. So, though ComFree is not in the business of evaluating homes, ComFree recognizes the critical importance of your asking price. Price is the only factor you control once your home is up for sale. You have no control over other key criteria such as the location, the number of bedrooms, etc. If your home is over-priced it will not sell whether through an agent or ComFree. Most of you already have a pretty good idea of what your home is worth, and comparable homes can be found on the ComFree website. But if you need further assistance, we recommend that you hire a licensed appraiser to assess the value of your home. There are many advantages to this approach we'd be pleased to discuss with you.

How do I view a home listed with ComFree?

All homes for sale with ComFree are private sales. So, to view a home, you must contact the owner directly at the phone number listed on the ad.

How do I sign up for email notifications for all new ComFree listings?

From the ComFree Calgary homepage, select "Find a Property"; scroll down to "Advanced Search & Email Notification of New Listings"; select the relevant features you are interested in. Enter your email address & search criteria.

How do I make an Offer on a ComFree home?

If you don't feel comfortable filling out the Real Estate Purchase Contract (Offer) yourself, ComFree, along with our partnered lawyer, will help you with the preparation, FREE of charge. You will need a lawyer to close your deal anyway. It only makes sense to have the same lawyer advise you from the beginning. No one is better qualified to answer your legal questions and protect your interests than a legal professional. A lawyer is not looking for a real estate commission, so is not in a conflict of interest.

Once your lawyer has prepared or reviewed your Offer, you (the buyer) should deliver the Offer and deposit cheque to the Seller. At this point, the Seller has the option of accepting, rejecting or countering your Offer. If the decision is to counter, the Offer will be returned to you along with the deposit cheque and the Seller's amendments noted. This process continues until you have arrived at a deal.
